  • RPD Concept Plan
    To promote creativity and quality development, Kendall County has developed a flexible zoning technique known as a Planned Development. Within a Planned Development density and other bonuses may be granted in exchange for quality design or additional public amenities. The County has established several specific zoning categories where Planned Developments may occur. A two-phased approval process is used with concept plan review and preliminary approval prior to a more detailed review of the final plan. Procedures for approval of a residential Planned Development are outlined in Section 8.06 of the Zoning Ordinance. Concept review typically takes about three to four months.

  • RPD Preliminary Plat
    Preliminary Plat can be done simultaneously with the Concept Review. If done separately it typically takes about two to three months. The preliminary plat shows an accurate depiction of the proposed lots and roads overlayed on the properties topography. It also provides an indication of how the property will be served with water, sewer, and stormwater management.

  • RPD Final Plat
    Final Plat approval typically takes about two or three months. The final plat is a detailed survey showing how the property will be divided into parcels, including sites for development, roadways and other property dedications.
